What are the stages of a conveyance process?
The conveyancing process can be long and complex, but we can help you break it down so you can easily understand it. The first step is instructing us to work on your behalf and represent your interests in the transaction.
We will receive contract papers from you or the seller’s solicitors if you’re buying the property. We will help you carry out the searches and raise any necessary queries with the solicitor. Once all enquiries are answered correctly, we send you the contract, transfer deed, and, where applicable, a mortgage deed to sign and request your deposit.
We can also help you discuss exchange and completion dates with you, exchange contracts, fix the agreed completion date, and send the money to the solicitor's account on completion. Then, you can collect the keys.
How Long does the exchange take to complete?
The average time to complete a conveyance transaction is 6-8 weeks. The time scale can be significantly reduced if there is no chain in the property and no difficulties with the title. However, the period can also be significantly increased if there is a long chain of transactions or other legal complications.
What is the difference between exchange and completion?
An exchange refers to the exchange of contracts, which takes place once all the parties are ready to exchange the contracts. The completion date is a different event that is agreed by all the parties. It usually happens after the exchange of the contracts, and the date is included in the contract. After the exchange, no one can pull out of the transaction, and the completion date is fixed.
During the completion, the money is paid for the property and the ownership of the property changes. The buyer gets the keys to the property and can move in.
When do you get the keys, and can you move into the property?
You must wait for the keys until the completion day. The exact day and time are stipulated in the contract, and the property must be vacant by the agreed-upon day and time. However, sometimes, you can access the property between the exchange and completion if the seller agrees.
Which searches will you do for me?
Conveyancing solicitors in London will do the Local Search, the drainage search, and the environmental search. Additional searches can be done on request.
